Have we considered the impact on local wildlife?

We instigated an independent ecology and wildlife survey, including compliance with bat presence investigations.

Have we considered the impact on traffic on New Road?

We undertook a full traffic data collection plan covering parking beats, traffic counters and junction counts to assess the impact.

Have we considered the additional parking needs this new facility would require?

We sought pre-planning advice and adapted the pool's design to accommodate 60 additional on-site spaces, in addition to the 100 spaces already available.

Have we understood the geological implications of the proposed design?

We undertook borehole surveys to a depth of 5m+ confirming sufficient bearing capacity for the structure.

Have we considered the impact on drainage in the area of construction and on existing services in New Road?

We're proposing a green roof and Sustainable Urban Drainage standards, and undertook a percolation test to confirm our approach.

Have we considered the water supply demands?

We have consulted with Thames Water and Southern Water, who have confirmed sufficient capacity for supply and waste water.

Have we considered the loss of facility to the school of the old tennis courts?

We will renovate the school's 'chicken field' with a brand new MUGA facility to offset the loss.

Have we considered the impact on residents during construction?

The pool will be constructed off-site in modular form and shipped to Bourne End, reducing construction time and traffic movements.

Have we considered the efficient running of the pool and building?

We're aiming for net zero using a mix of air source heating, solar PV panels and battery storage.

Have we considered noise, both in terms of building and its ongoing running?

Pool equipment will be housed in an attenuated plant room, keeping noise minimal, with air source heating chosen for its quiet operation.

Have we considered the local community?

We're timetabling a wide variety of community uses, including aquafit, adult swimming, life-saving training and water babies classes, alongside the club's own needs.
